2. ADVICE: Home survey for MEES

We offer two tailored advice services, both based on an in-home survey carried out by our expert team.

Each is designed to support your goals and provide personalised recommendations to help meet Minimum Energy Efficiency Standards across your property portfolio.

Choose between:

  • EPC Plus MEES: Quick, cost-effective, and ideal for more modern homes. Includes a valid EPC, a concise report, and optional installer referrals.
  • Ecofurb Plan for Landlords: Comprehensive and designed for older or complex homes. Includes advanced survey data, detailed reporting, and support for planning and installation, with a valid EPC on request.

 

Option A ◆ EPC Plus MEES

This service combines an Energy Performance Certificate (EPC) with a targeted report that maps out the least-cost route to meeting the proposed Minimum Energy Efficiency Standard – EPC band C.

It’s ideal for landlords who want a clear indication of potential costs, based on an up-to-date survey, without unnecessary complexity.

What’s included:

  • A valid EPC
  • A concise ~2-4 page report outlining required measures and estimated costs
  • Optional upgrade suggestions to help tenants save on energy bills
  • A light-touch referral service to get quotes for third party installers for simple single measures e.g. cavity or loft insulation, Solar PV or ventilation upgrades.

Option B ◆ Ecofurb Plan for Landlords

For landlords seeking a deeper understanding of their property’s energy performance and upgrade potential, and homes that are older, or more complex, the Ecofurb Plan offers a full home survey and advanced analysis.

It’s designed to reduce tenant disruption while giving you everything you need to move forward with confidence.

What’s included:

  • Energy performance survey, condition report, and ventilation assessment
  • A valid EPC, on request
  • 360° Matterport scan – a 3D virtual tour capture tool to support remote advice and avoid repeat visits from installers who can assess and quote remotely using the data.
  • Floorplans and architectural elevations for project planning & accurate quoting
  • A detailed ~20-25 page report covering EPC upgrades, carbon impact, bill savings, and technical considerations
  • If you chose to move forward with installations using an Ecofurb installer, we offer a free of charge Retrofit Coordination quality assurance service (see stage 3)

What is the MEES Compliance Check?

The MEES Compliance Check is a quick, low-cost service designed to help landlords understand whether their rental properties are likely to meet proposed new energy efficiency standards.

It provides an overview of your current EPC rating and estimates the types of improvements that may be needed, along with indicative costs.

Does the MEES Compliance Check include a home survey?

No, this service does not include a physical home survey. It’s based on available property data and is intended to give you a helpful starting point.

For detailed planning or commissioning works, we recommend one of our advice services.

 

What data do you hold on my home(s)?

Ecofurb holds data on every British home relating to the construction, fabric, lighting and heating systems of the property.

This is drawn from publicly available or open data.  The dataset does not hold or publish any personally identifiable data.

 

How accurate are the cost estimates?

Our estimates are designed to help you understand the potential scope and scale of work and vary dependent on the information available.

Our calculations include the latest price data from the market and the data that we have relating to your home. Cost estimates are more reliable with better information, so improve with home surveys, condition surveys and customer input.

 

Are Ecofurb services for landlords suitable for all types of rental properties?

Yes, the MEES Compliance Check, EPC Plus MEES and Ecofurb Plan for landlords can be used for most residential rental properties in mainland Britain.

If your property has unique features, has 5 or more bedrooms or has had multiple extensions we recommend the Ecofurb Plan for landlords.

We also recommend this fuller advice service if you have homes at risk of damp and mould, as other services do not include a ventilation or condition assessment.

 

What happens if the MEES Compliance Check finds my property doesn’t meet the proposed standards?

If your property falls below the proposed minimum EPC rating, we’ll outline the types of improvements that could help bring it up to standard.

You’ll also receive a guide on which of our advice or installation services can help you with next steps.

 

Can I use this service for multiple properties?

Absolutely. If you manage a portfolio, we can provide checks for multiple properties and help you prioritise improvements based on cost-effectiveness and compliance risk.

If you have a large number of homes we may recommend you use our parent company Cotality’s service, Portfolio.

Portfolio is used by large landlords including National Trust and the landlords of over 2 million homes. It is browser-based software that you can use on an ongoing basis to manage the energy and carbon performance of your homes.

 

Who should choose the EPC Plus MEES report?

This option is ideal for landlords who want a simple, budget-focused outline of what may be required. It’s concise, cost-effective, and highlights essential measures to meet EPC C, along with optional upgrades that could reduce tenant energy bills.

The EPC Plus MEES report is not suited to larger, older or otherwise more complex homes where we recommend the Ecofurb Plan for Landlords in order to take into account the challenges that come with such properties. We also recommend the Ecofurb Plan for homes where there is a risk of damp and mould so that full advice can be provided on ventilation and the impact of any existing problem areas on proposed measures.

 

 

What does the Ecofurb Plan for Landlords include?

It includes:

Why is ventilation guidance important?

Ventilation plays a key role in maintaining indoor air quality and preventing issues like damp and mould. The Ecofurb Plan includes expert advice on ventilation to ensure that any energy efficiency upgrades don’t compromise the health or comfort of tenants.

Will I need to arrange multiple visits to the property?

We will help you reduce the impact on tenants. The Ecofurb Plan’s 360° scan and detailed measurements are designed to minimise disruption. These support future quotes and planning without the need for repeat visits – saving time and reducing hassle for tenants.

 

Do Ecofurb services include a report?

Yes, they do.

MEES Compliance Check uses our home energy dataset to provide a concise report setting out your homes likely performance, and potential upgrades required by MEES.

EPC Plus MEES provides an EPC with an additional concise report focused on compliance and cost-effective upgrades.

Ecofurb Plan for Landlords delivers a more detailed analysis, including technical insights, planning considerations, and long-term improvement strategies.

 

What types of retrofit measures can Ecofurb install?

 

We work with trusted third-party installers to deliver a wide range of energy efficiency upgrades, including:

  • Insulation (loft, cavity wall, solid wall, underfloor)
  • Heating system upgrades (e.g. efficient boilers, heat pumps)
  • Ventilation improvements
  • Solar PV
  • Window and door upgrades

The range of measures we can offer may vary depending on your location and installer availability – but rest assured we will try our best to source someone who can help you.

All measures are selected based on your property’s needs and your chosen plan (EPC Plus MEES, where only single measures are required, or Ecofurb Plan for Landlords).

 

Do I need to have completed an advice service before installation?

Yes. Our installation service is designed to follow either the EPC Plus MEES or Ecofurb Plan for Landlords.

These reports provide the technical foundation and ensure that any work carried out is appropriate, cost-effective, and aligned with MEES compliance.

Can I get quotes before committing to installation?

 

Yes. Once your Ecofurb Plan is complete, we can provide detailed quotes based on the recommended measures.

These are informed by your property’s scan and measurements, helping you make informed decisions without unnecessary delays.

If you have an EPC Plus MEES report, we may be able to provide a quote, depending on the measure.

We recommend an Ecofurb Plan where multiple measures are involved as different measures can impact on each other, and more technical advice is required.

 

How can Ecofurb help minimise disruption to tenants?

We use data from your Ecofurb Plan for Landlords including 360° scans and floorplans – to reduce the need for repeat visits wherever possible.

Our installers are experienced in working in tenanted properties and aim to complete work efficiently, with minimal disruption.

 

Can Ecofurb help me meet the Minimum Energy Efficiency Standards (MEES)?

Absolutely. Our service is designed to help landlords bring properties up to EPC Band C (or the current legal minimum), using the most cost-effective and practical measures.

We also suggest additional options if you want to take further action to reduce energy bills, which in turn can improve the comfort and affordability for your tenants.

 

Who carries out the installation work?

It’s your choice.

We offer independent advice, and recognise that you may well already work with contractors who can install the measures.

If that’s the case, use the Plan to inform your procurement and ensure that pricing is in line with the market. If you don’t already have contractors in mind, we work with a network of vetted, experienced installers who meet high standards for quality and compliance.

All work is overseen by Ecofurb to ensure it aligns with your plan and meets regulatory requirements.

 

Will I receive support with planning or building control if needed?

If your property requires planning permission or building control approval for certain measures, we’ll advise you on the next steps and can support you through the process but these are the responsibility of the property owner.
