What is an Ecofurb Plan?

An Ecofurb Plan includes a full home survey and energy assessment by a Retrofit Assessor, and home energy efficiency retrofit recommendations created by a qualified, Trustmark-approved Retrofit Coordinator.

This enables you to put together a detailed and reliable plan for your energy efficiency home upgrade with expert, independent advice tailored to your home, your priorities and your budget.

Ecofurb Plans are free for all Green Homes Wales recipients. This includes a Matterport 360° scan & drone photography of home. There are, however, some extras you may choose to include for additional cost, such as:

  • Borescope survey (cavity wall insulation check)
  • Air tightness test
  • Additional annexe

What do you get with an Ecofurb Plan, as part of the Green Homes Wales scheme?

No matter the size of your house, all Ecofurb Plans under the Green Homes Wales scheme contain the same level of detail to help you achieve your energy-efficiency goals for your home, including:

If you go ahead with an Ecofurb Plan, Ecofurb’s Retrofit Coordinators will prepare a detailed plan for your home energy efficiency upgrade. This takes into account your budget, your priorities, and all the relevant options for your home specifically.

They will also recommend in what order each measure should be installed, so you can plan work over time without the risk of having to re-work early installations.

Next, the Retrofit Coordinator will offer you a 30-minute consultation to talk through the detail, so can be confident that your plan will help you achieve your energy efficiency goals.

Finally, you can get a quote from our third party installers for each measure (subject to installer availability in your area), and get free independent retrofit coordination support for your project from start to finish.

What is a Matterport survey?

A Matterport survey involves taking measurements and photographs of your home to produce a virtual tour recording using 360° and drone photography (useful for solar installations). The data we can draw from a Matterport survey supports detailed whole house advice from the Retrofit Coordinator, as well as quotes/measurements for installers.

Why is a Matterport survey helpful?

1) It can save you time and money in installer communication

The Matterport survey creates a detailed digital copy (or ‘digital twin’) of your home. This helps you communicate with installers easily and avoid mistakes that could lead to costly rework.

2) It can reduce architectural drafting costs.

The included floor plans and elevation drawings offer architects a precise and reliable starting point for their design work, potentially reducing initial site visits and measurement time.

3) It can simplify future planning permission applications.

The accurate spatial data and documentation provided by the Matterport survey streamline the process of preparing and submitting planning permission applications for future renovations or extensions.

What optional extras are available?

Our guidance gives you peace of mind that your decisions are technically sound and suited to your home.

Borescope survey – £72 inc. VAT

A visual inspection of cavity walls using a flexible camera probe to determine the presence of cavity wall insulation. This will not assess the quality or condition of the existing insulation, just whether or not it is there.

Air tightness test – quote on request

This add-on measures air leakage throughout your home. We will provide you with a quote for this on request.

Additional annexe – quote on request

If your home has an annexe – defined as a ‘self-contained dwelling with it’s own separate heating system’, you can also include this in your Ecofurb Plan for an additional fee. We will provide you with a quote for this on request.

What are the next steps?

If you choose to work with us, these are the following steps

  1. Please fill in your Grant Award letter and send it to applications@greenhomes.wales to tell them that you have instructed Ecofurb to deliver your Home Assessment and Recommendation Report.
  2. Click the button below to fill in the GHW Ecofurb Plan booking form 👇
  3. Green Home Wales will confirm with us within 48h of receiving your completed grant award letter, and we will call you shortly afterwards to book the initial survey.
  4. We then aim to complete your Plan within 4-6 weeks, subject to the date of the survey and your availability for the consultation call.

After you get your Report, we can support you with Phases 2 and 3 by getting one or more quotations and oversight of the installation.

We can only do this where we have delivered the Recommendation Report under Phase 1 as our independent Retrofit Coordinator starts building their understanding of your home from Day One. Being a one stop shop also helps us ensure quality control as we know our Retrofit Assessors work to our high standards.

FAQs – Technical Details & What We Cover

What is a "Whole House Plan" and is the Ecofurb Plan one?

Yes, the Ecofurb Plan is a comprehensive Whole House Plan.

This technical term means we look at your entire home (insulation, ventilation, heating, etc.) as one interconnected system, rather than fixing one thing at a time.

This holistic approach is essential for ensuring our recommendations are cost-effective and preventing problems like damp or mould.

How is the Ecofurb Plan different from an EPC?

The Ecofurb Plan is far more detailed. Both use the same national calculation method, but the Plan involves a longer, more thorough survey by a Retrofit Assessor. It provides a customised, phased roadmap of actions tailored to your priorities. An EPC is a brief, automated certificate with limited, standard recommendations.

Do you offer Energy Performance Certificates (EPCs)?

We can provide an EPC for an additional fee upon request, and our reports include estimates of current and projected EPC ratings. However, the cost of the Ecofurb Plan itself does not include the production of a final EPC certificate.

Do you use thermographic imaging?

No, we do not use thermographic imaging as standard. Our PAS 2035 methodology relies on precise measurements and data analysis of your home’s construction. We adhere to the approved standard methodology for calculating energy efficiency.  If you would like a thermal image survey in addition to your Ecofurb Plan, please enquire with us.

Does the Ecofurb service include a heat-loss assessment?

Yes, modelling heat loss from your home is a major part of our service. However, we do not perform the detailed, room-by-room heat-loss assessment necessary to size a heat pump system. A competent heat pump installer will conduct this further assessment as part of their design.

How accurate will the cost estimates be in my Ecofurb Report?

The costs shown in the Ecofurb Plan are indicative. They represent the current best estimate we have for those measures. They are subject to change and do not include ancillary costs (like plastering or minor repairs) needed alongside the work.

Do you recommend specific products or materials?

No, we recommend generic types of material most appropriate for your home (e.g., solid wall insulation). We remain independent and unbiased by leaving the final choice of manufacturer and product selection to you and your chosen installer.

Will an Ecofurb Plan tell me what my wall type(s) is?

Your Ecofurb Plan gives you a robust, initial roadmap based on a non-invasive assessment of your property. Our assessor uses the year of build, visual inspection, and other data to determine the likely wall type(s). While this provides highly reliable advice, please be aware that it’s not a 100% confirmation of the wall type(s).  Because cavity walls can be especially tricky, your chosen installer will likely need to carry out a more thorough, or ‘invasive,’ inspection to confirm the details. While solid brick walls are simpler to identify visually, it’s always possible the final findings from the installer’s check-up will lead to slight changes from what’s in your Ecofurb Plan.  If this is the case, rest assured we’re ready to update your report to the latest findings.

FAQs – Logistics, Eligibility & Legal

What geographical areas does Ecofurb cover?

Ecofurb services, including the Ecofurb Plan and Retrofit Coordination, are available to homeowners and landlords across Mainland Great Britain.

While our core service area is national, our installer network is currently expanding – so our installation support service is dependent on whether installers in our network are available in your area. Do contact us if you have any questions about coverage.

How long does the Ecofurb Home Survey take?

The survey typically takes 2 to 3 hours to complete, though large homes may take longer. We try to schedule during daylight hours to allow the assessor to properly inspect the exterior of your home.

I live in a Listed property or a flat. Can I still get an Ecofurb Plan?

Yes, absolutely. We can assess all properties. We will tailor our recommendations to respect the constraints of your building (e.g., conservation area rules or leaseholder restrictions) to ensure the measures we recommend are realistic and appropriate.

Do I need to be present for the Ecofurb Home Survey?

No, you do not need to be present throughout the survey, but an adult (age 18+) does need to be available to let the assessor into the property. You can ask any specific questions to your Retrofit Coordinator during your 30-minute follow-up consultation call.

I have a Whole House Plan from elsewhere. Can you still manage the installation?

We prioritise installations from our vetted network based on the Ecofurb Plan to guarantee quality assurance.

However, if you have a Whole House Plan from another provider and you need help with retrofit coordination, please still get in touch with us. We can review your plan and, if it is robust and meets our PAS 2035 standard requirements, we can then discuss project oversight and installation quotes with you.

Can I hire my own contractors instead of using your network?

Yes, you are free to use your own contractors. Ecofurb is an independent advisory service. You can use the Plan to inform your own procurement and ensure that pricing is in line with the market. However, we can only offer our full Quality Assurance process (including the final sign-off before payment) for installers we recommend from our network.

What is the difference between Ecofurb and a Project Manager?

Ecofurb offers Retrofit Coordination and Technical Assurance, which is cost-effective and suitable for most retrofit projects. We are not a hands-on project management service (meaning we don’t manage scheduling and budgets daily).

If you are doing a major renovation (e.g., adding an extension), we are happy to work with your appointed Project Manager to fill their retrofit knowledge and installer service gaps.

Will you assist with planning permission or building control?

We will advise you in your Ecofurb Plan if certain measures require planning permission or building control approval. While we can support you through the process, the ultimate legal responsibility for securing these approvals rests with the property owner.

FAQs – Financial & Order Details

I have an annexe/outbuilding. Is that included in the Plan?

The standard Ecofurb Plan covers a single residential dwelling. If your property includes a separate, self-contained dwelling (like an annexe with its own heating system), we can include it for an additional fee.

What grants are available and how do I apply for them?

We help you check your eligibility for several major national grants, including the Great British Insulation Scheme (GBIS), the Boiler Upgrade Scheme (BUS), and ECO4/ECO4 Flex.

Eligibility depends on factors like your income (benefits), property EPC rating, or the type of heating system you are replacing.

To apply:

  • GBIS & ECO4: You must apply directly through an energy supplier participating in the scheme. We can advise you on which grants you are likely to qualify for.
  • Boiler Upgrade Scheme (BUS): This provides a grant of £7,500 for replacing fossil fuel heating with a heat pump. You must apply via the government’s website.
  • ECO4 Flex: This scheme is managed by your Local Authority for low-income households who may not be receiving benefits. You must contact your local council to apply under these rules.
  • We will guide you to the right source to submit any grant applications once your Ecofurb Plan is complete.
